Derelict garages take a step closer to demolition

UPDATE: According to the Demolish and Dismantle blog, the Armac Group will be carrying out the demolition once the garages are free of tenants at the end of March. WV11 will be covering the demolition, so expect photos and/or video.

WV11 recently reported on the fate of a set of derelict garages which border Ashmore Park and Wednesfield Aces Cycle Speedway Club after reporting the problem on Fix My Street.

After being contacted by Wv11, Wolverhampton Homes Communications Manager, Kate Hughes told us: “The Garages are set to be demolished soon and we are currently negotiating with the 2 remaining tenants, but until alternative locations are found we can’t demolish them”.

Since our original article, the story has been picked up by local paper the Express & Star and today we were contacted by Wolverhampton Homes who told us that vacation notices have been served to the two remaining tenants. These orders are due to expire on the 25th March and once this has happened a demolition order will follow.

We have asked Wolverhampton Homes for more information on what will happen to the land the garages currently stand on as they form part of the perimeter fence of the park and will report on any news we receive.

    Why are they an eyesore? Because there current state of disrepair is due to many years of neglect by the landlord. Do people realise that the cost of demolishing them and replacing them with yet another car park would be much more than the cost of refurbishing them. If they are demolished we would lose one of our shops tenants a man who has served this community for almost 30 years. There are residents who live near who want to rent them if they could be repaired. All they need are new doors, (strong ones) and roof repairs. They might then even get a coat of paint which none of the garages on the estate have had for years. Yet the landlords have contiued to collect rent. A public petition has been organized to stop the demolition. REMEMBER WOLVERHAMPTON HOMES ARE SUPPOSED TO BE SERVING THE PEOPLE OF THIS AREA NOT DICTATING TO US.

    Irene, forgive me, but in the last couple of years I can't once remember seeing the shop in question open for business? The frontage looks near derelict itself and according to Wolverhampton Homes website, all of their garages are "for personal private use only and not for commercial purposes." so the tenant is most likely in breach of their tenancy agreement?

    Added to this, according to local press report (Express & Star) the business owner/tenant lives in Uttoxeter so profits are most likely going out of the area, not back into the local community any way?

    I'm a little confused by the tenant's association's actions over this – especially when most modern day cars don't even fit in garages any more, personally I think demolishing these garages and replacing them with a car park makes much more sense and would put a stop to the endless vandalism the garages have endured.

    We shall see what happens!

    We are now in August 2011 and these unsightly garages are still standing! This original post was raised in March 2010 and still nothing has been done. As residents, who overlook this disgusting view everytime we open our curtains or doors, you can say we are a bit fed up of this situation. We need a decision made by someone to either demolish or renovate and maintain them. Wolverhampton Homes need to be aware that there are residents in this vicinity as well as shopkeepers and where the shopkeepers can lock up their shop and go home, we have to live here 24/7.

    It amazes us when the speedway has a big race on, the garages facing the park have their doors painted a lovely shade of green while the garages facing our homes have never had a lick of paint in the 11 or so years we have lived here. Also we have to endure kids clilmbing all over the garages trying to claim footballs that have been kicked over and ended up in the burnt out shell that is dangerous and hasnt been cleared since the fire.

    One of us was a former tenant of these garages for 10 years, and 18 months ago was asked to give up the tenancy because the garages were due for demolition. The keys were handed over reluctantly and now the car is parked on the car park at the front of the precinct where is has been bumped and scratched.The local kids also have great pleasure in knocking it to hear the alarm going off.

    Some of us also have a big issue with noise at the back of the shops from early morning until late afternoon. We appreciate that delivery vehicles have to access the rear of the shops for deliveries, but we should not have to tolerate the loud, heavy duty machinery being using on cars. We do not have the pleasure of our own back garden and only have small yards, which are all well kept, for us to sit out and relax. To have this constant loud drilling noise is a bit upsetting when you have been to work all day and want a bit of quiet time. There is also an issue with a piece of land that we use to access the back security gate to our properties. This space is regularly full of vehicles in state of repair which do not relate to any immediate residents or shopkeepers. Due to this, access for parking is often denied to our visitors or deliveries.

    We are a close knit, family orientated community and this is a constant eyesore and interference to us.

    We are glad we have found this site, WV11, so we can air our views at last and hopefully someone of importance will read this and realise this community needs some support.
